PCS to Jacksonville? Your Complete Military Relocation Guide (2026)

Getting PCS orders to Jacksonville? Here is everything you and your family need to know about making Northeast Florida your new home.

Congratulations on your orders to Jacksonville, Florida. Whether this is your first PCS or your tenth, moving to a new duty station comes with a long list of questions. Where should you live? What are the schools like? How far is base housing from the commissary? As a veteran myself who has been through multiple military relocations, I put together this comprehensive guide to help you and your family make a smooth transition to Jacksonville.

Jacksonville Military Installations

Naval Air Station Jacksonville (NAS Jax)

Located on the Westside of Jacksonville along the St. Johns River, NAS Jacksonville is one of the Navy's premier air stations. Home to multiple helicopter and maritime patrol squadrons, NAS Jax also serves as headquarters for Commander, Navy Region Southeast. The base offers a full range of amenities including a commissary, exchange, fitness center, golf course, marina, and on-base housing. NAS Jax employs over 25,000 military and civilian personnel, making it one of the largest employers in Northeast Florida.

Naval Station Mayport

Situated at the mouth of the St. Johns River where it meets the Atlantic Ocean, Naval Station Mayport is the third-largest naval fleet concentration area in the United States. It serves as home port for guided-missile cruisers, destroyers, frigates, and amphibious ships. Mayport offers on-base housing, a commissary, exchange, and beautiful beach access. The base is located near Atlantic Beach and Neptune Beach, giving families easy access to beach living and the vibrant Beaches community.

Camp Blanding Joint Training Center

Located about 45 minutes southwest of downtown Jacksonville in Starke, Camp Blanding is Florida's primary military training installation. It serves as the main training site for the Florida National Guard and also supports active-duty, reserve, and joint training exercises. Personnel assigned to Camp Blanding typically live in the Orange Park, Middleburg, or Green Cove Springs areas, which offer affordable housing and a short commute to the installation.

Best Neighborhoods Near Each Base

Near NAS Jacksonville

The neighborhoods closest to NAS Jax include Orange Park (10-15 minutes south via I-295), the Westside/Murray Hill area (10-15 minutes east), and Mandarin (20-25 minutes south). Orange Park and Clay County are the most popular choices for NAS Jax families due to the combination of affordable housing, excellent schools, and lower property taxes. Homes in the $250,000-$350,000 range are readily available and offer spacious floor plans for families.

Near Naval Station Mayport

Mayport families often choose to live in the Beaches communities of Atlantic Beach, Neptune Beach, and Jacksonville Beach (5-15 minutes from base). While the Beaches area tends to be pricier, the lifestyle is hard to beat. For more affordable options, Arlington (15-20 minutes west) offers significantly lower home prices while still keeping your commute manageable. Intracoastal West and Fort Caroline are also popular choices.

Near Camp Blanding

Green Cove Springs, Middleburg, and the southern end of Orange Park are the top choices for Camp Blanding personnel. These Clay County communities offer some of the most affordable housing in the metro area, with homes commonly available in the $200,000-$300,000 range. Green Cove Springs has seen notable revitalization in recent years, with a charming downtown area along the St. Johns River.

BAH Rates and What You Can Afford

Jacksonville's BAH (Basic Allowance for Housing) rates make it one of the most affordable military duty stations for homebuyers. Your BAH is based on rank, dependency status, and the zip code of your duty station. The 2026 BAH rates for Jacksonville put most military families in an excellent position to purchase a home rather than rent, especially when combined with a VA loan that requires zero down payment.

For example, an E-5 with dependents can typically expect BAH in the range of $1,800-$2,100 per month, which comfortably supports a mortgage on a home in the $280,000-$350,000 range. Higher-ranking enlisted and officer BAH rates support homes well into the $400,000+ range. The key takeaway is that Jacksonville's housing costs are well-aligned with military pay scales, giving you the opportunity to build equity rather than paying rent to a landlord.

Schools Near Military Bases

Jacksonville does not have DoDEA (Department of Defense Education Activity) schools, so your children will attend either Duval County Public Schools or Clay County District Schools, depending on where you live. Both districts have a mix of school ratings, and choosing the right neighborhood can make a significant difference in school quality.

Clay County schools consistently rank among the best in Northeast Florida, which is one reason Orange Park and Fleming Island are so popular with military families. In Duval County, look for neighborhoods near A and B-rated schools, particularly in the Mandarin, Southside, and Beaches areas. Many military families also consider private and charter school options. When evaluating homes, always verify current school zoning through the district website, as boundaries can change from year to year.

Cost of Living Comparison

One of Jacksonville's greatest strengths for military families is its cost of living. Compared to other major Navy and military cities, Jacksonville offers significantly more affordable housing and everyday expenses. Housing costs in Jacksonville are roughly 30-40% lower than the San Diego metro area, 25-35% lower than the Hampton Roads/Norfolk area, and comparable to or slightly lower than the Pensacola/Gulf Coast area. Florida also has no state income tax, which means your military pay and any spouse employment income go further here than in most other states. Groceries, utilities, and transportation costs are all near or below the national average.

Things to Do in Jacksonville

Jacksonville offers an impressive quality of life for military families. The city has over 22 miles of beaches along the Atlantic coast, including the popular Beaches communities of Atlantic Beach, Neptune Beach, and Jacksonville Beach. The St. Johns River provides endless opportunities for boating, kayaking, and fishing. Downtown Jacksonville has a growing food and entertainment scene, and the city is home to the NFL's Jacksonville Jaguars, giving you access to professional football right in your backyard. For nature lovers, the Timucuan Ecological and Historical Preserve covers over 46,000 acres of wetlands, waterways, and historic sites. The area also has multiple state parks, including Big Talbot Island, Little Talbot Island, and Fort Clinch. Year-round warm weather means you can enjoy outdoor activities every month of the year.

Temporary Housing While House Hunting

When you first arrive in Jacksonville, you will likely need temporary housing while you search for your permanent home. Options include Navy Gateway Inns and Suites on NAS Jax and Mayport (book early, as these fill up quickly during PCS season), extended-stay hotels near your duty station, and furnished short-term rental apartments. Many military families also connect with incoming and outgoing families through base Facebook groups to arrange temporary housing swaps or get recommendations. Plan for 30-60 days of temporary housing to give yourself enough time to find the right home without feeling rushed.

Why VA Loans Are the Smart Choice

If you are planning to buy rather than rent (and I strongly recommend buying when possible), your VA loan benefit is the most powerful tool in your homebuying toolkit. With zero down payment, no private mortgage insurance, and competitive interest rates, a VA loan can save you tens of thousands of dollars over the life of your mortgage compared to a conventional loan. Jacksonville's home prices are well within VA loan parameters for most military families, and the local lender community has extensive experience processing VA loans quickly and efficiently.
